How about this one
If U had $2,000,000 in Nov 1996 and U put 1M into the DOW and 1M in a Tin Can and U buried the can. Today U have more $ in the tin can than in the DOW because U would don’t have to pay commissions for the tin can. In 1996 if U had 2 million and put 1M in the DOW and the other 1M into rental real estate TODAY U would have 1M less commissions in the DOW and 3M in Rentals AND U would have collected 144 months of rent (based on 12% that would be another 1.44M in1996 dollars)
